Hawk's View House Rental Polices: 

Check-in time is 3:00 P.M.
Check-out time is 10:00 A.M.

We are happy to allow early check in or later departure as long as we don't have other guests arriving and departing the same day and there is not any scheduling problems with our housekeeping being available to clean before and after your departure.


RESERVATION POLICY:

·         Once you make a reservation, we will email a rental agreement. You will need to sign and return this rental agreement with a payment  within (7) seven days to secure your reservation. For weekly rentals: If your reservation is made less than 30 days prior to arrival date than the full rental amount is due at booking.  If your reservation is more than 30 days in advance than one half (50%) is due at the time of booking. For nightly rentals: If your reservation is made less than 60 days prior to arrival date than the full amount is due at booking.  If your reservation is more than 60 days in advance than one half (50%) is due at the time of booking.

After we receive your prepayment deposit and signed agreement, a receipt will be emailed or mailed confirming your reservation. The remaining balance of the rental must be received in FULL (30) thirty days prior to check-in date for weekly rentals and (60) days prior to check-in for nightly rentals.

 

·        After we receive your final payment a key pad code for entry to the house along with driving directions and a copy of the check-out instructions will be emailed or mailed to you

 

·        Security Deposit: A security deposit of $150.00 will be added to your final payment and will be refunded within 30 days if the house is left in satisfactory condition.

 

·         The person (Guest) making the reservation must be at least 23 years of age.

 

·         The person (Guest) signing the rental agreement is responsible for all members of their party and will be held accountable for any damages or noncompliance of policies. In no event shall (Guest) assign or sublet the rental property in whole or part.

 

·         Violations of these rules are grounds for expedited eviction, with no refund.

 

  

CHECK-IN POLICY:

 

·        Check in is at 3:00 PM.  If you would like to check in early, pre-approval is required if the house is available.  If you are unfamiliar with the area, we strongly advise that you arrive before dark; it's easy to get lost. Guests assume all risk for "late” arrival.

 

·         Cleaning and Repairs: Please notify us of any cleaning problems or maintenance/ equipment problems within 1 hour of your arrival. If you are a late arrival, please contact us before 10:00 AM the next morning. If we are not notified, we will consider everything was found to be clean and to your satisfaction.  We will make every effort to correct any problems at once, but due to workload of service personnel or parts availability we can make no guarantees that repairs will be accomplished immediately. Due to the high elevation of the house, along with mountain storms and winds, TV reception is not guaranteed.  Note: upon your arrival the hot water heater may be set to vacation setting. If so just turn the red temperature knob to the marked black line.

 

CANCELLATION REFUND POLICY: If you need to cancel your reservation, please do so in writing immediately so that we can make arrangements for renting the vacancy, so that we can expedite your refund.

·         Cancellation policy for weekly and nightly rentals:  If the reservation is canceled 60 or more days prior to arrival, a cancellation fee of $100 will be charged. If the reservation is canceled 30 to 59 days prior to arrival, a cancellation fee of $150 will be charged. If the reservation is canceled within 29 days prior to arrival, the full rent, less the cleaning fees and sales tax, will be forfeited unless the property is re-rented for the same dates, at which point you will only be charged the $150 cancellation fee

 

·         Sorry No Refunds will be given due to early check-out, utility outages, malfunctioning of appliances, equipment or maintenance issues.

 

·         "No Shows” will forfeit all rental monies collected.

 

·         Storm Policy/Road Conditions: No refunds will be given for storms. The main paved road and gravel driveway to Hawk's View House are  maintained but NOT plowed for snow in the winter. Sorry No Refunds due to road conditions. However, if a severe storm is predicted prior to your scheduled arrival date we will re-book you for another date.

 

 

·         Travel Insurance: If you wish to purchase travel insurance, go to  www.InsureMyTrip.com for more details.

 

 

INJURY and or LIABILITY:

 

·         Please note that the property owners of Hawk’s View House are not liable for the following: unintentional or intentional injuries to Guests or pets caused by any means: any accidents, injuries or illness that occur while on the premises, acts of theft, vandalism or damage to Guests personal property and any inconveniences caused by Acts of God including bad weather (rain/storm/cold). By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

 

 

 RENTAL POLICIES:

  

·         NO SMOKING inside the house: Evidence of smoking inside will result in additional cleaning charges as necessary to clear odor and smoke damage. You may smoke outside on the porches, but you must properly dispose of your cigarette butts.  Smoking materials not disposed of accordingly will result in additional cleaning service charges.  Please DO NOT THROW CIGARETTE BUTTS IN THE YARD OR GARDEN.

 

·         Maximum Occupancy: The maximum number of quests is limited to (6) six persons.

 

  

·        PET  POLICY:  Pets are only permitted at Hawk's View with prior approval. All Pets  need to have been treated with a brand name topical flea control product such as Frontline, Advantage, Revolution, Triforce, Promeris or Comfortis Pill, 30 days prior to arrival. All dog waste near the house needs to be picked up and disposed of properly. No Dogs are allowed in the flower garden in the front of the house (tramping perennials, digging or pooping). No pets are allowed on any furniture or beds inside the house or sleeping on the black wool rug on the second floor.  Please, if you must sleep with your pet then bring your own sheets, blankets, or comforters.  Pet owners are responsible for any damages caused by their pets. Evidence of animals not followings the above rules will result in additional cleaning and extermination charges to your credit card.

 

·         Septic Tank: The septic system is very effective; however it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products flushed at anytime.

 

·         Well: This house has a mountain well so please conserve water.

 

·         Barbeque Grill: Please follow the instructions for proper use of the grill (lighting and shut off value at propane tank after each use). Detailed instructions for using the barbeque will be emailed to you with the key pad code. They are also posted at the house.

 

·        Children should be watched at all times: Guardians should take care to watch their children carefully on the decks and surrounding property, which is steep. Renters that have children or guests under the age of 12 acknowledge by signing this agreement that the owner has informed them of the dangers of the decks and property and is held blameless in the event of injury.

 

·         Please DO NOT rearrange furniture or decorations.  DO NOT take any furniture outside. You are responsible for leaving the house damage free and in acceptable condition. All patio furniture and grill must be returned to covered porch areas upon your departure.

 

·         NO OUTSIDE FIRES are permitted except in the grill.  

 

·         NO DISCHARGING OF FIREARMS are permitted on the property.

 

·         Contact us IMMEDIATELY if you encounter any maintenance or equipment problems. We will make every effort to correct any problems or have repairs made as soon as possible.

 

·         Any undue and/or unreasonable cleaning of the house immediately subsequent to your departure shall result in an additional minimum cleaning charge of ($25.00) per hour. This includes the washing of all blankets and comforters if pets have slept in the beds and or fabric chairs, cleaning the grill, excessive cleaning of the refrigerator/freezer and trash/recycle removal, removal of smoke odor and spraying for fleas.

 

 

CHECK-OUT INSTRUCTIONS 

In order to keep our cleaning cost lower and to avoid any monies being withheld from your security depsoit, we ask our guests to agree to the following check-out instructions.

 

·         Check out is 10:00 AM: (unless pre-approved for late check-out)

 

 

·         Garbage: Our area does not have garbage pick-up at the house; therefore it is the responsibility of each Guest to dispose of his or her garbage and recyclables. The garbage/recycling facility is a short distance (about 3 miles) from the house.  There is no charge to disposal of trash and recyclables. Hours: 6:30 am to 7:00 PM Daily, Closed on Wed. and Sun. If you do not remove your trash and recyclables at the end of your stay there will be an additional charge of $25 per week. If you departure is on a Wed or Sunday when the facility is closed please dispose of your trash and recyclables the day before and you will not be charge for a small amount of trash left in the kitchen trash can upon your departure.

 

·         Dishes: Place all dirty dishes (including coffee pot and strainer) in the dishwater and turn on

 

·         Grill: Clean grill and any used grilling utensils. Return utensils to utility room. Make sure valve on top of propane tank is turned off.

 

·         Refrigerator: Remove all food from the refrigerator. Wipe out refrigerator and  DO NOT turn off

 

·         Bedding: Remove all used linens from the beds and leave on top of the beds.

 

·         Towels: Place all used towels, washcloths and kitchen linens in the bathrooms. Please hang them up so they can air dry incase housekeeping cannot arrive until the next day.

 

·         Heater: Turn OFF monitor heater.

 

·         Exterior Porch Area: Due to high winds please return hammock and hummingbird feeder to utility room upon departure. Also return all patio furniture and the grill to covered porch area.

 

·         Cable TV: If you unhook the cable wires from TV to hook up game stations please replace these wires. If this is not done, there will be additional charge of $25 to rehook up the TV 

 

·         Final Walk-thru: Please do a final walk through to check that all doors and windows are closed and locked and that all lights are turned off. Pay attention to outside lights.

 

 

·         Please report any problems with the house to us at departure.
